Owners Rep - Cogen Construction PM - Glassboro, NJ
Responsible for field activities associated with the project, including supervision of all field construction work by electrical and mechanical subcontractors and self-performed work. Keep in constant contact with Subcontractors to ensure timely work to keep project on time / within budget. Ensures equipment purchased is in onsite at the project when needed. Shares responsibility with the cogeneration construction project manager for developing the project budget, actively participating in the preconstruction phase, and ensuring that the project is built on time, within budget, and according to company policies and procedures. Manages and mentors assistant project managers and other field personnel. Maintains a relentless focus on meeting and exceeding customer needs and expectations through the life of the project.
Duties:
Act as the Owner's Rep, to ensure that all vendors, subcontractors, engineers, construction and commissioning firms are working in accordance to project plans and in the best interest of the Owner of the Power Generation Plant.
Plan and organize large scale cogen construction project (no less then 30 mm)
Put together Cogeneration Construction Project plans - size up, costs, scheduling , timeline.
Maintain liaison with primary client, A/E firm, Owner''s Rep firm, and other vendors to facilitate construction activities.
Establish project objectives, policies, procedures and performance standards within boundaries of corporate policies. Put these in clear concise work statement for the field.
Manage financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company's interest and simultaneously maintain good relationship with the client.
Oversee MEP Portion of the project
Keeps all relative parties informed of project's progress throughout the life of the project.
Detailed understanding of all MEP systems to include size up, costs, scheduling timeline, quality control focus points, system start-up, commissioning, troubleshooting, etc.
Provide technical assistance for the owner of generating assets who has concurrent power plant projects underway
Ensure the Power Generation Owner will have the correct facility upon completion.
Provide energy related due diligence, utility coordination, commissioning, sub-metering & tenant billing
Power and commodity analysis/purchasing support, power master planning.
Infrastructure development services including energy conservation measures, central plants and combined heat and power plants.
Reviewing and assessing the Construction Manager's project planning activities to ensure the CM's approach is in accordance with the design intent and design documents provided by the Owner.
Providing coordination services between the Project Management Team, major Equipment Suppliers, Engineer of Record, Construction Management Team, and the Commissioning Agent.
Observing and assessing construction activities to adherence to plans and specifications and providing advice and consul to the Owner's team with respect to required corrective action and or options and alternatives to achieve effective completion.
Ensures that project site and company assets are secure and maintains a safe and respectful working environment at all times by implementing programs for safety / OSHA, Equal Employment Opportunity / EEO, risk management, training, and quality control.
Requirements:
BS/BA in mechanical, electrical, civil or structural engineering
At least 5-10 years power plant / Cogen Power Plant construction experience in an engineering or construction management role.
Strong customer orientation and focus
Motivated and dynamic person with ability to work independently and part of a team
Excellent interpersonal skills
Previous administrative experience managing change orders, billing, creating reports, etc
Detailed understanding of Mechanical and Electrical systems to include integrated testing, MOPs/ SOPs of installation, functionality and troubleshooting; etc
Budget responsibilities must be in excess of 50mm - 100mm
to be considered.
Demonstrates solid presentation, verbal, written and communication skills.
Demonstrates proficiency using a personal computer (PC) and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Outlook, Powerpoint, MS Project, Timberline, etc).
